ORBIT DEVELOPMENTS ROYAL REFURBISHMENT

Over 50 of Manchester’s key office agency fraternity from across the North West joined Orbit Developments on 11th May 2010 to showcase the refurbishment of the third floor at its landmark Grade A office building, 55 King Street.

The agents, from graduates to senior partners were eager, despite the 7.30am start, to see the changes to the 10,860 sq ft floor plate which included it being reinstated to open plan with LG7 lighting and full redecoration.

Philip Meakin, Partner at P3 Property Consultants commented “There is a limited supply of large quality floor plates in the prime core and having seen the third floor refurbishment at 55 King Street, I know it will undoubtedly carry favour with occupiers, at what is still considered to be one of the best addresses in town.”

The third floor at 55 King Street provides first class air conditioned office accommodation with on-site car parking at £22 per sq ft.

Paul Codling, senior leasing surveyor at Orbit Developments commented: “The continued commitment to improving and upgrading 55 King Street has already helped us to retain and accommodate the expansion of existing tenants such as Brabners Chaffe Street. New tenants are being attracted to our portfolio of properties due to the location, quality, flexibility and value for money we offer.”

ORBIT DEVELOPMENTS TRIUMPHANT THROUGHOUT RECESSION

2009 was a busy year for Orbit Developments with a 28% rise in the number of commercial lettings and as a result over 300,000 sq ft of office, business and retail space became occupied. The commercial property developer has also seen over a 100% increase in the number of enquires compared to 2008.

With a portfolio of 8 million sqft, Orbit Developments is one of the most established and successful commercial developers in the North West.

Paul McLeman, Leasing Director at Orbit said: “Although it has been a tough year for business, our figures show that we are continuing to prosper year on year and we now have only 8% of our total portfolio available to let.

“Orbit not only markets and lets commercial space, we also have a dedicated management team so tenants are reassured that when they take space with us they benefit from an experienced in-house team who will take care of them every step of the way.”

THE RIGHT TREATMENT FROM ORBIT

The international private health clinic, Green Surgery has recently joined the Manchester portfolio of tenants of leading North West commercial property developer, Orbit Developments.

Taking the self-contained 1,785 sqft of 2nd floor office space on a 10 year lease, Green Surgery will house their new Northern surgery at 18-22 Mosley Street, Manchester.

Established in April 2008, Green Surgery offers a variety of services including gynaecologists, dentists, orthopaedists, paediatricians, psychiatrists, orthodontists as well as general practitioners. Mikolaj Skrzypiec, UK Manager at Green Surgery said: “Since opening our first UK surgery in London in spring 2008 we found that many of our patients, particularly the Polish-speaking ones, were travelling from the North West to London to use our facilities.

“Because of language barriers many Polish-speaking UK residents feel they cannot use state services, so we offer affordable private healthcare, which can be enjoyed without the need for translation services. We believe we are bridging the gap between the NHS and the British private medical services by providing a variety of services and employing English, Polish, Russian and Ukrainian-speaking staff. Our patients are of a variety of different nationalities and we will always try to cater for any nationality where possible.”

Paul Codling, Senior Leasing Surveyor at Orbit Developments said: “We are delighted to welcome Green Surgery to our Central Manchester portfolio and are also pleased to announce that this latest deal was the last remaining floor in the building resulting in 18-22 Mosley Street now being fully let.”

“This particular type of business is a first within our portfolio and we are anticipating great success on behalf of Green Surgery due to their existing Manchester-based patient list. The unrivalled public transport connections on its doorstep make Mosley Street the ideal location for the surgery with access to both Central Manchester and communities beyond the centre.”

Green Surgery has undertaken a bespoke fit out of the new suite to install high-tech medical and diagnostic equipment, a reception area and private consulting rooms. Mikolaj Skrzypiec added: “Orbit Developments were incredibly helpful and professional in assisting us with opening our new surgery, including securing D1 consent and progressing the deal quickly. We are delighted with our new premises and can accommodate clients on weekdays from 9.00 am until 8.00 pm.
